JOB DESCRIPTION
This is a construction position and not a general Project Management role. The incumbent has primary accountability for the development and construction of assigned construction projects. Such projects include new meetinghouses, CES seminaries and small institutes, and small welfare projects, large R&I projects. Incumbent is expected to meet performance standards associated with the costs, quality, and timeliness objectives of the department.

RESPONSIBILITIES
·The Construction Manager will create and review detailed construction drawings and plans, ensuring compliance with regulations and standards. He/she will prepare accurate bills of quantities, detailing materials, labor, and equipment needed for the project. He/she will develop a comprehensive program of works, outlining the project timeline and key milestones, and monitor progress, adjusting schedules, as necessary.
·He/she will manage the tender process, preparing documents and specifications, evaluating bids, and negotiating terms with contractors. He/she will oversee the contract signing process, ensuring all legal and regulatory requirements are met.

·The Construction Manager will manage the overall project to ensure it is completed on time, within budget, and to the required quality standards. He/she will coordinate with architects, engineers, contractors, and other stakeholders, conduct regular site visits, and address any issues that arise.

·He/she will monitor project costs and expenditures, implement cost-saving measures, and ensure all construction work meets quality standards. He/she will ensure the project adheres to the established timeline, address delays promptly, and implement corrective actions.

·He/she will identify potential risks, develop and implement risk mitigation strategies, and monitor risks throughout the project lifecycle. He/she will process payments to contractors and suppliers, maintain accurate financial records, and handle administrative duties such as filing and correspondence.
·He/she will maintain regular communication with clients, stakeholders including the priesthood leaders, and team members, and prepare and present progress reports to senior management and priesthood leaders.

QUALIFICATIONS

•Must be worthy of a temple recommend
•Requires a BS or SA degree in construction management, engineering, or architecture (or local equivalent education) with at least three to five years of related construction field experience (such as: construction management) or a minimum of 3 years of strong building construction background (owner of firm, project manager, or superintendent).
•Requires proven leadership, business, management and negotiation skills.
•Requires ability to communicate and deal with sensitivity and respect with ecclesiastical leaders, and effectively with real estate representatives, architects, engineers, contractors, city building officials, governmental agencies, neighborhood associations, zoning review boards, etc
• Requires basic estimating, scheduling, and analysis work skills.
•The incumbent must possess good public relations skills and have demonstrated ability to manage people and multiple projects.

•Ability to communicate properly with Colleagues, Priesthood Leaders and Managers in both French and English
