JOB SUMMARY:
We are seeking a highly organized and results-oriented Operations Officer to oversee and optimize all operational aspects of our land buying, selling, and leasing business. The Operations Officer will be responsible for ensuring efficiency, productivity, and compliance across various departments and processes, ultimately contributing to the company's growth and success. This role requires a strategic thinker with excellent leadership, problem-solving, and communication skills, coupled with a strong understanding of the real estate market in Uganda.
KEY RESPONSIBILITIES:
- To conduct regular site visits of all the properties.
- To provide weekly reports on the state of properties and the caretakers there.
- To source and place the right guards/caretakers on the properties.
- To provide monthly appraisals of all the guards/caretakers
- To source and place the right site supervisors on the properties.
- To provide monthly appraisals of the site supervisors.
- To ensure that the Site supervisors do the following, among other duties.
- Ensure that the site supervisor knows the boundaries of each plot and the marker stones thereof.
- To ensure that the mark stories are secure on the property and in the right locations.
- Ensure he is available on site to show brokers and potential buyers the location and boundaries of available plots.
- Advise the operations Officer on risks arising.
- To inform the Operations Officer about all activities on the property, especially those that are out of the norm, including risks or threats to the property.
- To give good customer care service to the brokers and potential buyers.
- To observe a strict code of ethics and professional conduct.
- To ensure good maintenance of all buildings & structures on the land as well as all tools, equipment, and materials.
- To ensure that the properties and access roads are well-maintained, clean, and slashed.
- You must not allow any construction on the property unless there is express approval from company management.
- To ensure that the guards/caretakers do the following, among other duties.
- Ensure that the guards/caretakers know the boundaries of each plot and the marked stories thereof.
- To ensure that the mark stories are secure on the property and in the right locations.
- Ensure he is available on site to show brokers and potential buyers the location and boundaries of available plots.

- To develop a maintenance schedule for all the properties every month.
- To plan and provide management with a monthly budget by the 5th of each month before the month in which the maintenance is planned to be done.
- To ensure best execution at the lowest price in every aspect of the budget.
- To ensure that the properties and access roads are well maintained, clean, and slashed, and that the teams he supervises are fulfilling their roles to this end.
- To process approvals for the buyers before they start any construction on the land.
- To prepare a monthly fee schedule for the guard, caretakers, and site supervisors by the 15th of the month of payment. (Monthly pay and Airtime)
- To develop and maintain a contacts register for guards/caretakers and site supervisor(s) to capture the following data, amongst others.
- Full names and Mobile numbers.
- Age.
- Copy of National ID.
- LC introduction letter from the area of origin.
- Next of kin’s name.
- Next of kin’s contact number.
- To perform any other duties as may be required and assigned.
QUALIFICATIONS:
- Proven track record of developing and implementing efficient operational processes and improving organizational performance.
- Strong understanding of the Ugandan real estate market, land tenure systems, and relevant legal and regulatory frameworks.
- Excellent leadership, communication (both written and verbal), interpersonal, and negotiation skills.
- Strong analytical and problem-solving abilities with a data-driven approach.
- Ability to work independently, manage multiple priorities, and meet deadlines in a fast-paced environment.
